We chose this hotel mainly because of its proximity to Athens Airport. The welcome at reception was friendly, and we appreciated being upgraded to a room with a private pool. The location is beautiful, with the sea and mountains surrounding the property, making it a great place to relax. Unfortunately, that is where most of the positives end. The rooms feel outdated and in need of major renovation. We also found towels and bathrobes with visible dark marks, which was disappointing for a hotel claiming to be five stars. Housekeeping entered our room without knocking or receiving permission, which was quite surprising and not acceptable from a privacy perspective. The final experience at check-out was even more frustrating. We waited around 30 minutes for the golf cart pick-up. We called several times and were repeatedly told that someone was coming shortly, but nobody arrived. On the last call, the staff member simply kept repeating “check-out” and “pick-up” instead of actually helping resolve the situation. This hotel has an amazing location and beautiful surroundings, but it feels like management has stopped paying attention to the details that make a true five-star hotel. At its current price point, I would not recommend it. The property has great potential, but it urgently needs renovation, better maintenance, and much more attention to guest experience.

I am extremely disappointed with my experience at this hotel. From the moment we arrived, the atmosphere felt unwelcoming and uncomfortable. Both staff and some guests made us feel singled out and treated differently in a way that came across as racist and discriminatory. The customer service was very poor throughout our stay. Staff were dismissive, unhelpful, and showed little interest in assisting us. We were not offered any help with luggage, despite clearly struggling, and even simple requests such as asking for an iron were handled poorly and without any urgency or professionalism. One of the most upsetting moments was being told that I could not go on an excursion because I was “not French.” I found this deeply offensive and discriminatory. No guest should ever be excluded or treated differently because of their nationality or background. What made the experience worse was the behaviour of certain guests, whose racist attitudes and comments made us feel even more uncomfortable. At no point did hotel staff step in, offer support, or make any effort to ensure we felt safe and respected during our stay. A hotel should make all guests feel welcome regardless of their race or background, and unfortunately this was far from our experience. I would not recommend staying here based on the lack of hospitality, support, and the discriminatory environment we experienced.

👍 Liked * Amazing views. * Friendly, polite, and cooperative staff. 👎 Didn’t like * Mold in the rooms, including the central ventilation system. * Breakfast was mediocre and lacked variety. * Daily housekeeping was inconsistent; toiletries and amenities were often not replenished. * Hotel appears understaffed, resulting in long waits for buggy service. * No pool waiters; guests had to queue at the pool bar, which was often staffed by only one person. * Main pool requires maintenance and has potential electrical safety concerns. * Spa lacked hospitality touches (no special welcome drink or arrival experience). * No valet or concierge service; guests were expected to carry their own luggage. * Charging for pool towels was disappointing. * Only the first bottled water in the room was complimentary; additional bottles were charged. * Missed opportunities to showcase Greek culture through local shops, artisan pop-ups, or authentic experiences. * One buggy driver (a woman with very short blonde hair) drove in an unsafe manner on multiple occasions. * The paid luggage weighing machine did not work despite taking €3 over 3 x attempts Overall the hotel has great potential, but currently falls under “unrealized potential”

Un avis que j'essaie d'écrire de manière constructive, n'en déplaise aux français insatisfait qui passent leur temps a se plaindre... Nous avons passé une superbe semaine en séjour Fram all inclusive. Équipe d'animateurs fram français incroyable, nous n'avons pas eu le temps de nous ennuyer, il y avait toujours des activités adaptées pour tous, ce qui nous a permis de rencontrer d'autres vacanciers et c'était super : sport, jeux de piscine, jeux de cartes, quizz à l'heure de l'apéro, karaoké et danse, activités cuisine, petites promenades gratuites (1 a 2h) autour de l'hôtel (marché local, traversée de la mer puis pause a la plage avant le retour, visites,...). Le personnel de l'hôtel était très a l'écoute et disponible pour le moindre service demandé, il suffit de demander gentiment et tout est fait pour nous satisfaire. La directrice de l'hôtel est très souvent sur place et disponible pour discuter, très agréable ! Voiturettes avec chauffeur disponible pour nous aider a monter (ou descendre) entre le niveau principal et la piscine par exemple. Literie incroyable ! Nous avons très bien dormis durant toute la semaine ! Piscine tres belle, non chauffée mais agréable debut juin, de nombreux transats pour se poser, et de nouveaux parasols sont arrivés lors de notre séjour. Le seul petit bémol : buffet repas un peu juste niveau diversité et qualité, 1 semaine ça passe mais je n'aurais pas tenu plus longtemps. Nous avons pu beneficier de l'accès au spa sans faire de massage, massages trop cher, et l'espace aquatique du spa serait a rénover. Pour résumer : Merci à l'équipe Fram et au personnel de l'hôtel, ça ne me dérangerait pas de revenir dans cet hôtel. Quelques petits détails a améliorer mais qui ne dérangent en rien la qualité du service ou de notre repos !

Zeus Dolce was an okay hotel, but in my opinion, it is definitely not a 5-star property. Check-in was easy, and my room was ready and available when I arrived. The staff then took me to my ground-level suite near the beach by golf cart, which was convenient and a nice touch. Unfortunately, the room itself was very disappointing. The furniture was old and dated, and the room clearly needs a renovation. The bed was uncomfortable, and the pillows were absolutely terrible. The biggest issue was the horrible musty smell in the room. It smelled like a dirty mop that had been sitting around for months — almost like mold or mildew. I called the front desk and asked someone to come address the problem. Two hours later, nobody had come. I called again, and about 40 minutes later someone finally arrived. The housekeeper sprayed something, and I asked if I could keep the air freshener because I knew the smell wasn’t going to disappear. She said she couldn’t leave it with me, so I eventually had to buy my own air freshener from a local supermarket. Unfortunately, the smell never really went away during my stay. Another major frustration was the front desk service. Almost every time I called from my room, it took three or four calls before anyone answered. Once someone finally answered, getting anything resolved was often a slow process. Some staff members were friendly and helpful, but unfortunately, several employees had a very poor attitude. The staff at the pool bar in particular were extremely rude. Even asking a simple question sometimes resulted in being looked at as if you were bothering them. I also encountered similar attitudes from some of the other staff around the property. The Wi-Fi was also pretty bad, which is another disappointment for a hotel at this price point. As for the location, it is very isolated and far from everything. There really isn’t much happening around the property, so I would recommend staying somewhere more convenient if you want restaurants, nightlife, or things to do nearby. Would I come back? Absolutely not. Do I regret staying here? Yes. I would recommend looking elsewhere. There are better options in Greece that offer a much better room, service, location, and overall experience for the money.

We're at the end of a two week vacation in Greece and this was our most disappointing accommodation. This hotel has the bones of a fine lodging with a beach, activities, pool, and on-site restaurants. However, everything is a little run down. For example, the boardwalk has broken and loose boards and the beach is covered in cigarette butts. A five star hotel would never let their facilities fall into this level of maintenance. This is a very nice three star hotel or perhaps, a mediocre four star hotel. I would put it on par with a Fairfield Inn in the states. They should be charging half the room rate or improving the facility to match the rating and price. On the bright side, the food at the restaurant was good, the front desk staff was helpful, and they offer family style adjoining rooms.
